와이그룹은 오랫동안 도시와 건축의 관계를 고민해왔다. 좋은 건축이 좋은 장소를 만든다면, 좋은 도시는 무엇에서 시작될 수 있을까. M 오션 국제교육도시는 그 고민에서 출발했다. 강원도 동해안에 계획된 이 프로젝트는 국제학교를 중심으로 교육과 연구, 주거와 휴양 기능을 하나의 도시 구조 안에 담아내는 계획이다. 우리는 도시의 중심에 사업주의 기획에 맞춰 국제학교를 배치했다. 대부분의 신도시는 주거와 상업시설을 중심으로 성장한다. 그러나 장기적으로 도시의 경쟁력을 결정하는 요소는 교육이라고 판단했다. 좋은 학교는 교육시설에 머물지 않는다. 사람을 모으고, 공동체를 만들고, 도시의 성격을 형성하는 기반이 된다. 그래서 국제학교와 연구시설을 중심축에 두고, 그 주변으로 주거와 웰니스 시설, 스포츠 인프라와 해양레저 시설이 연결되는 구조를 계획했다.

도시는 크게 세 개의 영역으로 구성된다. 수변부는 도시의 얼굴이 되는 공간이다. 프롬나드와 마리나, 호텔과 상업시설, 해양레저 시설이 배치되며 바다와 도시가 만나는 중심 경관을 형성한다. 그 뒤로는 골프장과 스파, 스포츠 시설이 자리한 웰니스 지대가 이어진다. 자연환경을 활용해 휴식과 여가, 건강한 일상이 공존하는 환경을 만드는 데 집중했다. 배후부에는 국제학교와 연구시설, 주거단지를 배치했다. 배움과 생활이 하나의 도시 안에서 자연스럽게 이어질 수 있도록 계획했다.

경관 계획 역시 자연 지형을 존중하는 데서 시작되었다. 수변부는 낮고 열린 스카이라인을 유지하고, 배후부로 갈수록 밀도를 높이는 방식을 적용했다. 이를 통해 동해의 풍경과 조망을 확보하는 동시에 도시의 성장 가능성도 함께 담아내고자 했다.

이 프로젝트는 도시의 구조를 계획하는 일에서 시작되었다. 국제학교의 위치를 정하고, 주거와 리조트, 골프와 해양레저의 관계를 설정하며, 사람들이 이 도시 안에서 어떻게 배우고 생활하며 머물 것인지를 함께 고민했다.

도시는 건물 몇 채로 완성되지 않는다. 도시의 질서를 만들고, 건축을 계획하고, 인테리어와 공간 경험을 설계하며, 운영 프로그램과 콘텐츠를 연결하는 과정이 함께 이루어져야 한다. 와이그룹은 그 과정 전체를 설계하고자 했다. M 오션 국제교육도시는 도시와 건축, 교육과 휴양이 하나의 구조 안에서 작동하도록 계획한 장기 프로젝트이다.

For many years, Y GROUP has been interested in the relationship between architecture and the city. If great architecture can create meaningful places, where does a great city begin? The M Ocean International Education City emerged from that question. Planned along Korea’s east coast, this project brings together education, research, living, and leisure within a single urban framework. At its core lies an idea that is rarely placed at the center of a new city: education. We positioned the international school at the heart of the masterplan. Most new towns are organized around housing and commercial development. We took a different approach. We believed that education could become the primary driver of a city’s long-term identity and competitiveness. A good school does more than provide education. It attracts people, forms communities, and influences how a city evolves over time. Based on this idea, the international school and research facilities were established as the city's central spine. Residential neighborhoods, wellness facilities, sports infrastructure, golf amenities, and marine leisure programs were then organized around this core.

The masterplan is structured around three distinct zones. The waterfront district forms the public face of the city. A promenade, marina, hotels, retail facilities, and marine leisure programs create an active connection between the city and the sea. Behind the waterfront lies the wellness district, where golf courses, spas, and sports facilities are integrated into the natural landscape. The goal was to create an environment where recreation, health, and everyday life coexist. Further inland, the education and residential district accommodates the international school, research facilities, and housing. Learning and living were planned as part of the same urban experience rather than as separate functions.

The landscape strategy also began with the site itself. A low-rise waterfront skyline preserves views toward the East Sea, while density gradually increases toward the inland districts. This approach allows the city to grow while maintaining a strong relationship with its natural setting.

This project began with the planning of an urban structure. We considered the location of the international school, the relationship between residential neighborhoods and resorts, the connection between golf, wellness, and marine leisure, and how people might learn, live, and spend time within the city.

A city is not created by buildings alone. Urban structure, architecture, interior environments, public spaces, operational programs, and everyday experiences must work together to create a lasting place. Y GROUP sought to design that entire framework. M Ocean International Education City is a long-term vision where education, architecture, leisure, and community are brought together within a single urban structure.
