집도 사람과 함께 나이를 먹는다. 젊은 시절의 집과 인생의 후반부에 필요한 집은 다를 수밖에 없다. 고빈재는 그 질문에서 시작되었다. 은퇴 이후의 삶은 일을 멈추는 시간이 아니다. 오히려 그동안 미뤄두었던 책을 쓰고, 후학을 돕고, 자연을 가까이하며 자신의 삶을 다시 정리하는 시간이다. 건축주 부부는 오랫동안 전문 분야에서 활동한 뒤 다음 세대를 위해 자리를 내어주었다. 그리고 새로운 삶을 준비하기 위해 도심의 초고층 주상복합을 떠나 단독주택을 선택했다. 우리는 그 선택을 위한 집을 함께 만들었다.

고빈재는 상적동 대왕저수지를 내려다보는 높은 언덕에 자리한다. 뒤로는 산이 감싸고 앞으로는 물이 펼쳐지는 배산임수의 풍경은 이 집의 가장 큰 자산이었다. 하지만 좋은 풍경만으로 좋은 집이 완성되지는 않는다. 그 풍경 속에서 어떻게 살아갈 것인가가 더 중요했다.

건축은 두 개의 매스로 구성했다. 하나는 생활을 위한 공간이고 또 하나는 집필과 연구, 사색을 위한 공간이다. 서로 다른 기능은 분리되지만 하나의 집으로 자연스럽게 이어진다. 생활과 일이 경쟁하지 않고 서로를 지지하는 구조를 만들고 싶었다. 이 프로젝트는 설계와 시공에만 약 5년이 걸렸다. 그 시간은 공사 기간이 아니라 서로를 이해하는 시간이기도 했다. 건축주와 건축가는 이미 여러 프로젝트를 함께하며 신뢰를 쌓아왔고 그 믿음은 이 집의 가장 중요한 재료가 되었다. 우리는 화려한 형태보다 오래 머물 수 있는 비례를 고민했고 새로운 유행보다 시간이 흘러도 변하지 않을 디테일을 선택했다. 건축은 결국 사람을 담는 그릇이라고 믿기 때문이다.

고빈재는 은퇴를 위한 집이 아니다. 인생의 다음 장을 위한 집이다. 좋은 집은 삶을 마무리하는 공간이 아니라
다시 새로운 삶을 시작하게 만드는 공간이어야 한다고 우리는 믿는다.

Houses grow older with the people who live in them. The home we need in the later years of life is rarely the same as the one we desired when we were younger. Gobinjae began with that thought.
Retirement is not simply the end of work. It is often the beginning of another way of living—writing, mentoring, reflecting, and rediscovering the value of time. After long and distinguished careers, the homeowners chose to step aside and open the way for a younger generation. Leaving behind a high-rise mixed-use apartment, they embraced the idea of building a detached house for the next chapter of their lives. We were invited to design that new beginning.

Gobinjae stands on an elevated site overlooking Daewang Reservoir. Mountains rise behind the house, while water opens toward the front, creating the natural balance long described in Korea as baesanimsu. Yet beautiful scenery alone does not create a meaningful home. What matters is how life unfolds within that landscape.

The residence is composed of two distinct architectural volumes. One accommodates everyday living.
The other provides space for writing, study, contemplation, and quiet work. Separated in function yet connected in experience, the two buildings create a rhythm that allows work and life to support one another naturally. The project required nearly five years from design to completion. Those years were not simply part of the construction process. They were years spent building trust. Having collaborated on previous hospitality projects, the architect and the homeowners shared a relationship founded on mutual confidence and respect. That trust became one of the project's most important building materials. Rather than pursuing expressive forms, we focused on proportion, permanence, and carefully crafted details that would continue to age gracefully with the house. Architecture ultimately becomes a vessel for life itself.

Gobinjae is not a house for retirement. It is a house for beginning again. We believe the most meaningful homes are not those that conclude one chapter of life, but those that quietly prepare us for the next.
